Within your standing limit, we go ahead and the quote reaches you as a notice. Above it, nothing starts until the approver you name, you or the owner, says yes in writing, and a change of scope on site waits for the same yes. Quotes are sent from site the moment the visit ends.

Questions

Why not hire a maintenance coordinator instead?

A coordinator is one salary, paid through your slowest month, and away when they are sick or on holiday. Roundhouse bills per job and answers at any hour. Keep your coordinator and send us the nights, the overflow or the turnovers.

Do we have to hand over the whole portfolio?

No. Start with one building, one job type or after hours only. Your approval limit, access rules and how the record comes back are agreed before the first booking.

Can we keep the trades we already use?

Yes. Tell us which trades you want kept and on which work. We plan around them and send the rest to our own trades.

What does it cost?

A service call is $150 plus HST, credited to the job when the work goes ahead with us. Everything else is quoted in writing before it starts, and we match a written quote for the same scope from a licensed, insured contractor.

Do you have references?

Not yet. Roundhouse is new, and we say so. Send one job and judge us on the report and invoice it closes with.

Is Roundhouse a property manager?

No. Roundhouse does not lease units, collect rent or manage owners. It runs maintenance for the property management firms that do.
