Ready to lease on the date you need

A rental between owners or tenants runs in order: a move-out inspection, the repairs, paint, the clean, then a move-in inspection with a dated photo of every room. A unit inspection is $99 plus HST. That record is what your client needs if the condition of the unit is ever disputed. See rental turnovers.

A thank you for every introduction

Introduce a client who books with us and we will thank you for it, in whatever form your brokerage allows. It is arranged through your brokerage and is yours to disclose to your client in writing, so it stays within RECO's rules. Your client pays our normal rates either way. Ask us for the details when you send the first introduction.

Do you thank agents who introduce clients?

Will my client deal with you directly?

Yes. We quote, book and invoice your client, and they approve every price before work starts. You stay their agent, and we are their maintenance vendor.

Can you get a rental ready before it lists or leases?

Yes. Repairs, paint, a deep clean and a move-in inspection, booked back from the date it has to be ready, with every room photographed when it is done.

Do you do home inspections for a purchase?

No. We inspect rental units for maintenance and tenancies. For a pre-purchase inspection, your client needs a home inspector.

What if my client's tenant calls at night?

Emergencies are answered 24 hours a day, 7 days a week. Routine requests sent after hours are booked the next business day.
