What order should a rental turnover follow?

Start with a walkthrough and approved scope. Complete repairs before painting, leave the final clean until the work is finished, then inspect and photograph the unit before handing over the keys.

Before work starts

Confirm move-out and move-in dates, access, keys and condo booking requirements. Photograph the starting condition. Separate repairs from optional improvements so the owner knows what they are approving.

During the turnover

  1. Complete the approved repairs and any work that creates dust or disrupts finished surfaces.
  2. Prepare and paint the agreed areas. Allow drying time before the next trade attends.
  3. Coordinate appliance deliveries around access and the work in progress.
  4. Clean once repairs, painting and deliveries are complete.

Before the keys change hands

Walk the scope again. Record incomplete items with a responsible person and next step. Take final photos and keep the invoice and completion record together.

Who pays for turnover repairs, the landlord or the outgoing tenant?
