Basement leaks traced to the source before anyone quotes

Water on the basement floor after every storm, a damp wall behind the tenant's couch. Our trades find where it gets in, then fix that.

A basement can take water through the wall, the window well, the floor drain or the grading. We find which one before anyone prices the fix.

Questions

Why investigate before quoting?

Because sealing a wall crack does nothing for a floor drain that backs up. A basement can take water four ways, and the quote should fix the one that is happening.

Can the tenant stay during the work?

Usually, for crack repair, a sump pump or a window well. Excavation is scoped separately, and you know before booking if the unit has to be cleared.

Is water coming in now an emergency?

Active water in a unit is handled as an emergency entry under the Residential Tenancies Act, without waiting on a 24 hour notice. This website is not an emergency line; emergencies go to our intake by phone or text, answered 24/7.

Does the City of Toronto help pay?

The City's Basement Flooding Protection Subsidy Program covers a share of the eligible cost of a backwater valve or sump pump. The owner applies, and we scope the work to match. See water in a basement apartment.
