The law puts the repair on you, and the record protects you

The Residential Tenancies Act makes you responsible for keeping the rental in a good state of repair (section 20). Entry for a repair needs 24 hours written notice (section 27), consent at the time, or an emergency (section 26). We book every visit to those rules.

If a repair complaint ever reaches the Landlord and Tenant Board, a dated record with photos shows what you did and when.

You see the price before anything starts

A service call is $150 plus HST, credited to the job when the work goes ahead with us. Anything more is quoted in writing from site the moment the visit ends, and nothing starts until you say yes. Send us a written quote for the same scope from a licensed, insured contractor and we match it.

Questions

Do I need a property manager to use Roundhouse?

No. Roundhouse takes work from landlords directly, from one basement suite up. If a manager runs your building and uses us, see for owners.

Will you deal with my tenant?

Yes, for repairs. Your tenant reaches us directly, and we book the visit and give the notice in your name. Rent, the lease and everything else about the tenancy stay with you.

How do I pay?

Due on receipt. Financing may be available on larger jobs, subject to approval. Ask about financing when you get the quote.

What if my tenant caused the damage?

The job record shows what was found and the cause, with timed photos. That is what you need if you ask the tenant to pay.

What counts as an emergency?

Plumbing, electrical, major appliance and heating or cooling failures, lockouts, and a door that will not lock. These are answered 24 hours a day, 7 days a week, by phone and text. This website is not an emergency line.

Can you look after a vacant unit between tenants?

Yes. Move out inspection, repairs, paint and the final clean in order, and winter checks while it sits empty.
