Your manager's limit decides who approves
Under the limit your manager sets, the job goes ahead. Above it, a written quote goes to the approver your manager names, which may be you, and nothing starts until they say yes. Quotes are sent from site the moment the visit ends, so an approval does not wait days for paperwork.

Licensed trades on your building
Gas by TSSA registered contractors, pest control by licensed exterminators, plumbing by licensed contractors. We only use ECRA/ESA-Licensed Electrical Contractors. WSIB clearance is checked before booking and before every payment.
If something fails, it comes back to us
Every job carries a written warranty by work type. If the work is incomplete or not right, we come back within 3 calendar days at no charge. Tell your manager, or write to warranty@roundhousegroup.ca.
Questions
Who approves a repair on my property?
Your property manager sets the limit we work to. Anything above it goes as a written quote to the approver your manager names, which may be you. A change in scope on site waits for the same approval.
Will I see photos of the work?
Yes. Every job closes with timed before and after photos and a work order report, attached to the invoice your property manager receives. Ask your manager for them.
How am I billed?
We bill your property manager, who bills you. The invoice carries the manager's reference and the approved scope, so it ties to your statement.
Who does gas and electrical work on my building?
Gas appliance and furnace work goes to TSSA registered contractors with certified gas technicians. We only use ECRA/ESA-Licensed Electrical Contractors.
I manage my own rental. Is this page for me?
