A trade you hire gets turned away at the concierge

No elevator booking, no certificate on file, no idea where the shut off is. In a condo the repair is the easy part. Roundhouse sorts out whose repair it is and what the building requires before anyone is sent.

Who owns the repair

The corporation maintains the common elements and each owner maintains their unit (section 90 of the Condominium Act). The corporation repairs after damage (section 89), but the declaration can move that to owners (section 91). We ask for the declaration's repair clauses, or ask management, before we price the job.

The building's rules come first

Board rules bind the tenant and anyone the tenant lets in, including our trades (sections 58 and 119).

Leaks between units, on one record

We trace the source, stop it, photograph each accessible unit and keep the times on one record. The report is built to the standard insurers and adjusters ask for. Responsibility still follows the source, the declaration and the insurer's decision.

Your tenant gets proper notice

Your tenant gets 24 hours written notice with the reason, the day and a time between 8 a.m. and 8 p.m., unless it is an emergency or the tenant agrees at the time (sections 26 and 27 of the Residential Tenancies Act). Every job closes with timed photos, a work order report and one invoice.

Questions

Who fixes a leak coming from the condo unit above?

It depends on where the water starts and what the declaration says. Under the Condominium Act the corporation repairs units and common elements after damage, but section 91 lets the declaration move that duty to owners. Trace the source first, then read the declaration.

Can the condo corporation enter a rented unit?

Yes. Section 19 of the Condominium Act lets the corporation, or a person it authorizes, enter a unit at any reasonable time on reasonable notice to carry out its duties or use its powers.

Do tenants in a condo unit have to follow the condo rules?

Yes. Section 119 of the Condominium Act requires an occupier of a unit to comply with the Act, the declaration, the by-laws and the rules, and requires the owner to take reasonable steps to make sure occupiers and their invitees comply.

What does the owner have to give the corporation when a condo unit is rented?

Within 10 days of a lease or renewal, section 83 requires the owner to notify the corporation that the unit is leased, give it the tenant's name, the owner's address and a copy or summary of the lease, and give the tenant the declaration, by-laws and rules.

What counts as an emergency?

Plumbing, electrical, major appliance and heating or cooling failures, lockouts, and a door that will not lock. These are answered 24 hours a day, 7 days a week, by phone and text. This website is not an emergency line.
