# A repair that fails comes back to us, not you

Each type of work carries its own written warranty, 60 days to 2 years depending on the work, counted from completion. If the work is not right, we come back and fix it at no charge.

## What is covered

Workmanship on the job we closed, for the term in the table for that type of work. The end date is printed on the [work order report](https://roundhousegroup.ca/work-order-reports/). Drains are excluded from the plumbing warranty. We only use ECRA/ESA-Licensed Electrical Contractors.

## What is not covered

- Normal wear and tear
- Damage from misuse, neglect or accidents, including tenant damage
- Work that someone else altered or repaired after ours
- Parts and equipment the client supplied, which carry only the manufacturer's warranty
- Existing or hidden conditions outside the scope we quoted
- Weather and acts of nature, including flooding and sewer backup
- Damage from missed routine maintenance, such as changing filters, clearing drains and keeping grading sloped away from the walls
- Hairline cracks and minor nail pops from normal shrinkage and settling
- Secondary and consequential losses, such as damage to other property, lost rent or loss of use
- Drains, including blockages that come back after clearing

## How to claim

Email warranty@roundhousegroup.ca with the job number, the address and unit, what is happening, and a photo if you have one. The job number is on the invoice and the report.

## What happens next

1. **Logged.** The claim goes on the original job, with its scope, photos and trade.
2. **Compared.** We check what is happening now against the close out photos.
3. **Booked.** A return visit on 24 hours written notice or with the resident's consent.
4. **Fixed or quoted.** A covered fault is fixed at no charge, and anything else gets a written quote first.
5. **Recorded.** The claim and its outcome join the same record, one history for that repair.

## Questions

### Who makes a warranty claim?

Whoever sent the original job. That is the property manager, the landlord, the condo manager or the builder. Residents report the problem to us the same way they report any repair.

### Is a warranty return visit billed?

Not when the fault is covered. When it is not covered, you get a written quote first, and nothing is booked without your approval.

### What is the callback window?

If a job is incomplete or not done right, we come back within 3 calendar days, with no charge for labour, materials, diagnosis or travel.

### Does the resident get notice for a warranty visit?

Yes. A warranty visit is entry for a repair, so it follows the same rule as the first visit, 24 hours written notice or the resident's consent at the time of entry.

### Do I chase the trade who did the work?

No. The warranty is ours. You send the claim to Roundhouse, and we deal with the trade.
