# Rental turnover planner

Enter the move out and move in dates, pick the work in scope and how many days each part takes. The planner lays the work out day by day in the order a turnover runs and tells you whether it fits the gap.

## The order

Repairs and any work that makes dust or marks finished surfaces come first, flooring included. Then paint, with drying time counted in its days. Then appliance deliveries, then the clean, then the final walkthrough and photos. It is the order in the [rental turnover checklist](https://roundhousegroup.ca/answers/rental-turnover-checklist/).

## Work days

The plan starts the day after move out and stops the day before move in. Choose Monday to Friday, Monday to Saturday or every day. Condo buildings set their own work hours and elevator bookings; check them before you book the trades.

## Before the tenant leaves

To see the unit and scope the work while the tenant still lives there, give written notice at least 24 hours ahead, for a reason section 27 of the Residential Tenancies Act lists, with a time between 8 a.m. and 8 p.m. Showing the unit to prospective tenants after a notice of termination follows section 26. ## Method

- **Available days** are the work days after the move out date and before the move in date. Neither date counts.
- **Needed days** are the whole days you enter for each part in scope, added up.
- Each part starts on the next work day after the one before it ends, in this order: repairs, flooring, paint, appliances, clean. The final walkthrough and photos go on the last work day, after the clean.
- If the work needs more days than the gap has, the planner shows how many days short and carries the plan past move in, so you can see where it lands.

## Worked example

Move out Saturday, October 31, 2026, move in Sunday, November 8, working Monday to Saturday. Sunday, November 1 is off, so November 2 to 7 gives six work days.

Scope: repairs 2 days, paint 2, appliance delivery 1, clean 1. That is six days, so it fits with none spare: repairs Monday and Tuesday, paint Wednesday and Thursday, appliances Friday, the clean and the final walkthrough Saturday, November 7.

## Questions

### Does the paint time include drying?

Enter the days until the next trade can work in the room, not only the days spent painting.

### What if move out and move in are the same day?

There are no work days between them. The planner shows zero days available and how many days short the scope is.

### Does the planner book anything?

No. It is arithmetic in your browser. Nothing is sent to Roundhouse or stored.
