# Entry notice calculator for Ontario rentals

Enter when and how you give the tenant written notice. The calculator shows the earliest time you can enter under section 27 of the Residential Tenancies Act, and checks a planned entry time against it.

## The rule

Written notice at least 24 hours before the time of entry, for a reason section 27 lists, such as a repair or replacement. The notice states the reason, the day of entry and a time of entry between 8 a.m. and 8 p.m. Where an exact time is not possible, LTB Interpretation Guideline 19 accepts a reasonable window.

## How you give it changes the count

- **Handed over, in the mailbox, under the door or posted on the door.** The count runs from when you hand or leave it. Section 191 and LTB Rule 3.1 allow these methods while the tenant is in possession, and Rule 3.2 allows a notice of entry to be posted on the unit door.
- **Email.** Only if the tenant has agreed in writing to service by email. It counts as served the day it is sent.
- **Mail or Xpresspost.** Deemed given on the fifth day after mailing.

## When no written notice is needed

Section 26 allows entry without written notice in an emergency, or when the tenant consents at the time of entry. To show the unit to prospective tenants after a notice of termination or an agreement to end the tenancy, you inform or try to inform the tenant first and enter between 8 a.m. and 8 p.m.

## Method

1. **Given at.** The date and time you hand over, leave or email the notice. For mail, section 191(3) deems the notice given on the fifth day after mailing. The Act gives no time of day, so the calculator counts from the end of that fifth day, the cautious reading.
2. **Add 24 hours.**
3. **Fit the window.** If that lands before 8 a.m., the earliest entry is 8 a.m. the same day. If it lands after 8 p.m., it is 8 a.m. the next day.
4. **Check a planned time.** A planned entry works if it is at or after the earliest entry and between 8 a.m. and 8 p.m.

Weekends and holidays do not change the count. LTB Rule 1.15 lets a notice be delivered and take effect on a holiday.

## Worked example

- Handed to the tenant Tuesday, October 6, 2026 at 4:30 p.m.: the earliest entry is Wednesday, October 7 at 4:30 p.m.
- Posted on the door that Tuesday at 9:15 p.m.: 24 hours runs to 9:15 p.m. Wednesday, after 8 p.m., so the earliest entry is Thursday, October 8 at 8:00 a.m.
- Mailed that Tuesday: deemed given Sunday, October 11. The count runs from the end of that day, so the earliest entry is Tuesday, October 13 at 8:00 a.m.

## Questions

### Can the notice give a window instead of an exact time?

Yes, where a specific time is not possible. LTB Interpretation Guideline 19 says the notice may give a reasonable window, judged by the circumstances, the type of work and the effect on the tenant. The window still sits between 8 a.m. and 8 p.m.

### Can I email a notice of entry?

Only if the tenant has consented in writing to service by email, under LTB Rule 3.1. Rule 3.9 treats an emailed document as served on the day it is sent.

### Can I tape the notice to the door?

Yes. LTB Rule 3.2 allows a notice of entry under section 27 to be served by posting it on the door of the rental unit.

### Why does a mailed notice take a week?

Section 191(3) deems it given on the fifth day after mailing. The calculator counts from the end of that day and then adds 24 hours, so mail is the slowest way to give the notice.
