# Basement leaks traced to the source before anyone quotes

A basement can take water through the wall, the window well, the floor drain or the grading. We find which one before anyone prices the fix.

## The basement calls you send us

- **Leaks traced to the source.** Wall, window well, floor drain or grading, checked before the quote.
- **Foundation cracks.** Injected and sealed from inside, or excavated and sealed from outside when that is the fix.
- **Window wells and grading.** Covers, drains and liners, and soil sloped away from the wall.
- **Sump pumps and weeping tile.** Pits, pumps and drain work, with drain work done by licensed drain contractors.

## Find it, then fix it

1. **Photos first.** The tenant sends photos and tells intake when the water appears.
2. **Investigation.** The trade checks all four routes and photographs the one that is letting water in.
3. **Quote from site.** The fix for the cause, priced the moment the visit ends, with excavation quoted separately.
4. **Belongings moved.** The work area is cleared with the tenant before work starts.

## What the report shows on a basement job

- **The entry point.** Where the water gets in, photographed as found.
- **The repair.** The injected crack, the new well cover or the pump, before it is covered up.
- **The finished wall or floor.** The same angle after, dry.

## A written warranty on waterproofing

Foundation and grading work carries the roofing, exterior and structural term below, and other repairs their own term, from completion. A job that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### Why investigate before quoting?

Because sealing a wall crack does nothing for a floor drain that backs up. A basement can take water four ways, and the quote should fix the one that is happening.

### Can the tenant stay during the work?

Usually, for crack repair, a sump pump or a window well. Excavation is scoped separately, and you know before booking if the unit has to be cleared.

### Is water coming in now an emergency?
