## What a turnover covers

- **The walkthrough.** Every room [inspected and photographed](https://roundhousegroup.ca/services/inspections/), with an instant report and quote from site.
- **Repairs.** Doors, locks, drywall, fixtures and appliances, done before anything is painted.
- **Paint.** Walls, ceilings and trim to the finish named in the quote.
- **The final clean.** Inside the oven, fridge and cabinets, after the paint has dried, so the unit is ready for move-in.

## The order that protects the move-in date

1. **Walkthrough.** We list what is broken, what stays and what needs the owner's approval.
2. **Repairs first.** The trades that make dust and holes go in before the painter.
3. **Paint, then clean.** The clean goes in last, so it is only done once.
4. **Handover.** The unit ready for move-in, every room photographed and anything outstanding listed with a next step.

## What the handover record shows

- **Every room, at walkthrough and at handover.** The same angles, so the owner sees what changed.

## A written warranty on the work

Each trade's work on a turnover carries its own term below, from completion. A job that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### How do you price a turnover?

From the walkthrough. The scope and quote come back from site the moment the walkthrough ends, and work above your approval limit waits for your yes.

### Can you work to a tight move-in date?

Tell us both dates up front. We plan the order of the trades back from the move-in, and if a date is at risk you hear it before it is missed.

### Who books the condo elevator and keys?

We do, on the same schedule as the trades, so no trade arrives to a locked unit or a booked elevator.

### What happens to things the last tenant left behind?

Nothing is removed without your written confirmation. Once confirmed, junk removal goes on the same invoice.
