- **Doors and locks.** Hinges, latches, closers and lock changes, plus lockouts at any hour.
- **Windows, screens and blinds.** Balances, hardware, torn screens and broken blinds, repaired or replaced.
- **Drywall and trim.** Holes, cracks and dents patched, sanded and ready for paint.
- **Assembly and fixtures.** Shelving, towel bars, mirrors, furniture and the small installs on every move in.

## One list, one visit

1. **Send the list.** The issue, photos and access details, for one item or the whole unit.
2. **Scope confirmed.** We confirm the work and your approval limit before booking.
3. **Window booked.** The tenant agrees a time or receives 24 hours written notice.
4. **Closed with proof.** The job closes when the photo pairs and the report are on file.

## What the report shows on a repair job

- **Each item, before and after.** A timed pair for every line on the list, not one photo for the visit.
- **The hardware.** The new lock, hinge or closer, so the next trade knows what is there.
- **Anything found.** A water stain behind the drywall or a rotten sill, flagged with a next step.

## A written warranty on repairs

Repairs carry the general repairs term below, from completion. A job that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### Do you handle lockouts?

Yes. A lockout is an emergency, answered 24/7. Lock changes between tenancies are booked as routine work.

### What if the repair turns out bigger than the work order?

The trade stops at your approval limit and you get an instant quote from site, with photos of what they found.

### Do you work in occupied units?

Yes. We book the window with the tenant, on consent or 24 hours written notice, and confirm condo elevator and fob access before anyone drives.
