# Pest control by licensed exterminators, from prep to follow up

Mice, cockroaches, bed bugs and wasps, treated by licensed exterminators. We prepare the tenant, book the follow up and check the units next door.

Mice in the kitchen, cockroaches in two units on the same stack, bed bugs after a move in. Licensed exterminators we book treat it, and we handle the part that usually fails: the prep, the notice and the follow up.

## The pest calls you send us

- **Mice and rats.** Bait stations placed, entry points found and sealed, activity checked on the return visit.
- **Cockroaches.** Treated in the unit, checked in the units on the same stack, with a follow up booked.
- **Bed bugs.** Confirmed, treated and followed up, with the units around it inspected.
- **Wasps and hornets.** Nests removed from balconies, eaves, sheds and common areas.

## A treatment only works on a prepared unit

1. **Report.** The resident reports to our intake with photos and where the activity is.
2. **Prep and notice.** The tenant gets the exterminator's prep sheet and 24 hours written notice for each visit.
3. **Treatment.** A licensed exterminator treats the unit and checks the units around it.
4. **Follow up.** The second visit is booked with the first, on the same notice, and closed with its own photos.

## What the report shows on a pest job

- **The bait stations.** Each station placed, photographed and marked on the unit, then checked on the follow up.
- **Entry points, before and after.** The gap at the pipe or baseboard, then the same gap sealed.
- **What was applied and where.** The exterminator's treatment record for every visit, in the job file.
- **The follow up visit.** Activity found or cleared, with its own photo pairs and date.

## A written warranty on the repair work

Sealing and repair work carries the general repairs term below, from completion. A treatment depends on the prep and on the units around it, so the follow up is built into the job rather than sold after it. A job that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### Who does the treatment?

Licensed exterminators, licensed under Ontario's Pesticides Act. Licence details are sent to clients on request.

### Is one visit enough?

Rarely, for cockroaches and bed bugs. The follow up visit is booked with the first one, on the same notice, so the treatment is finished rather than restarted.

### Do you check the units next door?

Yes, where the pest is confirmed and spreads through shared walls. Units beside, above and below are inspected, and treated where activity is found.

### What does the tenant have to do?

Prepare the unit to the exterminator's prep sheet, which we send with the notice. For bed bugs that means bagged linens and cleared closets, so we confirm the prep before the visit.

### What if the tenant caused it?

The report records what was found and where, which is the evidence you need if you charge a tenant for damage. The decision stays with you.
