Painting for rental units, from a single room to a full turnover. The quote sets out the rooms, surfaces and preparation before anyone opens a can.

## The painting jobs you send us

- **Single rooms.** A bedroom after a long tenancy, a bathroom ceiling, a feature wall back to standard.
- **Full units.** Walls, ceilings, trim and doors between tenancies, timed with the turnover.
- **Patching and prep.** Nail holes, dents and small cracks filled and sanded before paint.
- **Common areas.** Hallways, stairwells and entrances, painted in sections around residents.

## The finish is agreed before the work

1. **Scope.** Colours, sheen, walls, ceilings, trim and patching are named in the quote.
2. **Protection.** In an occupied unit, floors and furniture are covered and the room is put back.
3. **Order.** In a vacant unit, paint goes in after repairs and before the final clean.
4. **Review.** Photos cover every agreed area, and anything missed is listed with a next step.

## What the report shows on a painting job

- **Each wall, before and after.** A timed pair per room, from the same corner.
- **The patching.** Holes and cracks filled, shown before the paint covers them.
- **The colour record.** The colour and sheen used, so the next touch up matches.

## A written warranty on painting

Painting carries the general repairs term below, from completion. A job that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### Do you price per room or per unit?

Either. The quote names the rooms, the surfaces, the colours and the patching, because a room count alone does not describe the job.

### Can you match our standard colours?

Yes. Send your colour and sheen standard once, and every unit is painted to it and recorded on the job.

### Do you paint occupied units?

Yes. Floors and furniture are covered, the tenant gets 24 hours written notice, and the furniture goes back when the room is done.

### Who patches the walls first?

The painter, when the patching is in the quote. Bigger drywall repairs go to our repair trades first, on the same job.
