# Move-in, move-out and annual inspections with a dated photo record

Every room photographed and dated, every smoke and carbon monoxide alarm tested, and the report sent from site the moment the inspection ends.

An inspection is only worth the record it leaves. Ours is dated, photographed room by room and sent from site the moment the inspection ends. We inspect rental units and buildings for maintenance and tenancies, not homes for a sale.

## The inspections you send us

- **Move-in and move-out.** A dated photo condition record of every room, walls to appliances, at the start and the end of a tenancy.
- **Annual in-suite.** Each unit checked for leaks, damage and wear, booked on [24 hours written notice](https://roundhousegroup.ca/answers/24-hour-entry-notice-ontario/).
- **Common areas.** Hallways, stairwells, laundry and garbage rooms, parking and the outside of the building, on a walk you schedule.
- **Seasonal checks.** Roofs and eavestroughs before winter, heating before the season, and vacant units while they sit empty.

## Alarms tested, and on the record

The Ontario Fire Code makes the landlord responsible for the smoke and carbon monoxide alarms in a rental suite: kept in operating condition, and tested every year and after every change in tenancy. We test each alarm with its own test feature and put the result, the date and a photo on the report. A missing or failed alarm is a finding with a next step, not a note.

The change in tenancy test falls on the move-in inspection, so it is never the one that gets missed. A fuel-burning appliance that needs service is booked with TSSA registered contractors. ## What the report shows

- **Every room, dated.** The same angles at move-in and move-out, so any change is plain.
- **Every alarm, tested.** Smoke and CO alarms, pass or fail, each with a photo.
- **Every finding, with a next step.** A photo, who owns it and a quote from site when a repair is needed.

## Questions

### Do you do home inspections for a sale?

No. We inspect rental units and buildings for maintenance and tenancies. For a pre-purchase inspection of a home you are buying, hire a home inspector.

### How much does an inspection cost?

$99 plus HST for one unit, at move-in, move-out or the annual check, with the report. There is no service call fee on top. A common area walk or a seasonal building check is quoted for the building before we book it.

### Who gives the tenant the notice of entry?

Whoever suits your workflow. We serve the written notice in your name, or your team serves it and tells us the window. Either way the visit is booked to the Act's rules.

### How much notice does the tenant get?

24 hours written notice for an inspection of an occupied unit, naming the reason, the day and a time between 8 a.m. and 8 p.m., under section 27 of the Residential Tenancies Act. No written notice is needed when the tenant agrees at the time of entry.

### Do you test the smoke and carbon monoxide alarms?

Yes, on every in-suite inspection, with each alarm's own test feature. The result, the date and a photo go on the report.

### What happens to what the inspection finds?

Each finding goes on the report with a photo and a next step. Repairs are quoted from site, and work above your approval limit waits for your yes.

### Is this a Fire Code or building condition inspection?

No. A visual check of what we can see and test on the day. It is not a Fire Code inspection, an engineering or building condition assessment, or a guarantee that nothing else is wrong. Smoke and carbon monoxide alarms are tested with their own test feature, and the landlord stays responsible for them under the Fire Code.

### Can the tenant be there?

Yes, and at move-in and move-out we suggest it, so both sides see the same rooms on the same day.
