# Fan coil and PTAC service in condo rentals

A fan coil that short cycles, a PTAC that will not switch to heat, a rattle that only starts at night. The first question is whose job the unit is.

## Whose unit it is to maintain

Some corporations service every suite's fan coil on a fixed schedule as a common expense. Others leave the in suite unit to the owner under the declaration. We check the declaration and the corporation's program before booking, so the invoice goes to the right party from the start.

## Filters on the building's cadence

Where the corporation runs the program, the filter interval is theirs and usually covers every suite on the same plan. Where the owner maintains it, we set a schedule against the manufacturer's interval and keep it on the suite's record.

## Access rules in a tower

A fan coil or PTAC job often needs the service corridor, a shared riser or the freight elevator. We confirm management's access and notice rules, and any insurance certificate the corporation asks a trade to carry, before a date is given.

## What the report shows

- **The rating plate.** Model and serial of the fan coil or PTAC.
- **The filter or part.** The old one out and the new one in, dated.
- **The unit running.** The finished work, photographed in place.

### Who is responsible for a suite's fan coil, the owner or the corporation?

It depends on the declaration. Section 90 puts the common elements on the corporation and the unit on the owner, and section 91 lets a declaration shift a part with exclusive use, such as a suite's fan coil, onto the owner. We confirm which applies before booking.

### Who sets the filter schedule?

The corporation, where it services fan coils on a building wide program. Where the unit is the owner's, we set the schedule with you against the manufacturer's interval.

### Does a fan coil job need management's approval?

Yes, when the work needs a service corridor, a riser room or a shared shaft. We confirm the access rules and any notice management requires before the visit is booked.

### What if the corporation's program should cover the repair?

We flag it before invoicing, so the cost goes to the right party.
