# Exterior and grounds upkeep you can check without driving there

Grass past the tenant's ankles, a fence board down, a mattress at the curb. Our crews do the outside work, and the photos show it done.

Outside work is the work nobody checks until a tenant or the city complains. Ours closes with photos from every visit.

## The exterior jobs you send us

- **Lawns and landscaping.** Mowing, trimming, beds and spring and fall cleanups.
- **Snow removal.** Walks, steps and parking cleared and salted on a schedule.
- **Fences, decks and steps.** Boards, posts, railings and stairs repaired.
- **Eavestroughs and junk.** Troughs cleaned and repaired, and debris hauled after a move out.

## Around the tenants

1. **Notice.** Tenants are told the day, the areas and what to move.
2. **Confirmation.** Nothing a current tenant owns is removed without your written confirmation.
3. **Access.** Yard access through a unit is arranged on consent or 24 hours written notice.
4. **Photos.** Every visit closes with before and after photos of each area.

## What the report shows on an exterior job

- **The yard, before and after.** The same angles each visit, so the season reads as one record.
- **The repair.** The fence board, step or railing, broken and then fixed.
- **The curb.** The junk pile, and the empty curb after.

## A written warranty on exterior work

Exterior repairs carry the roofing, exterior and structural term below, from completion. A visit that is incomplete or not right gets a callback within 3 calendar days, at no charge.

### Can you run lawn and snow on a schedule?

Yes. Seasonal work is set once per property, and each visit closes with photos, so you see it was done without a site visit.

### Do you remove items a tenant left behind?

Only with your written confirmation. Nothing that belongs to a current tenant is removed without it.

### What if the crew finds a repair?

A broken step, a loose railing or a cracked downspout goes on the report with a photo and a quote, so it does not wait for the next complaint.

### Do you do eavestroughs?
