# See what was done on your property, and why

Your property manager stays your contact. On every job you can see the approval, the photos, the report and an invoice that matches the scope.

## An invoice line is not proof of a repair

"Plumbing repair" and a total tells you nothing about what broke, what was replaced or whether it will happen again. When your manager sends maintenance to Roundhouse, every job comes with the evidence.

## Your manager's limit decides who approves

Under the limit your manager sets, the job goes ahead. Above it, a written quote goes to the approver your manager names, which may be you, and nothing starts until they say yes. Quotes are sent from site the moment the visit ends, so an approval does not wait days for paperwork.

## What every job shows you

- **Reported, found and done.** In plain words, with the cause where there is one.
- **Timed photo pairs.** Before and after, taken on site, on every job.
- **Parts and licence.** What was fitted, and the licence the work needed.
- **Warranty end date.** On the [work order report](https://roundhousegroup.ca/work-order-reports/), so you know how long the work is covered.

## Licensed trades on your building

Gas by TSSA registered contractors, pest control by licensed exterminators, plumbing by licensed contractors. We only use ECRA/ESA-Licensed Electrical Contractors. WSIB clearance is checked before booking and before every payment.

## If something fails, it comes back to us

Every job carries a written [warranty by work type](https://roundhousegroup.ca/warranty/). If the work is incomplete or not right, we come back within 3 calendar days at no charge. Tell your manager, or write to warranty@roundhousegroup.ca.

## Questions

### Who approves a repair on my property?

Your property manager sets the limit we work to. Anything above it goes as a written quote to the approver your manager names, which may be you. A change in scope on site waits for the same approval.

### Will I see photos of the work?

Yes. Every job closes with timed before and after photos and a work order report, attached to the invoice your property manager receives. Ask your manager for them.

### How am I billed?

We bill your property manager, who bills you. The invoice carries the manager's reference and the approved scope, so it ties to your statement.

### Who does gas and electrical work on my building?

Gas appliance and furnace work goes to TSSA registered contractors with certified gas technicians. We only use ECRA/ESA-Licensed Electrical Contractors.

### I manage my own rental. Is this page for me?

No. Roundhouse also works for landlords directly, with no manager in between. See [maintenance for landlords](https://roundhousegroup.ca/landlords/).
