## Method

Jobs are the rows in the file. Days open is the closed date minus the created date, for closed jobs with both; the median is the middle value. A job is still open when it has no closed date and its status does not say complete, closed, done or cancelled. Its age counts to the newest date in the file, not to today.

Out of hours means created before 8 am, at or after 6 pm, or on a Saturday or Sunday: the hours most property management offices keep, a wider window than our own office hours. It needs times in the created column; without them, only weekends are counted. A repeat visit is a job created within 30 days of an earlier job for the same unit and trade. Cancelled jobs are left out of everything but the count.

## Worked example

The sample file holds 60 invented jobs created 8 January 2026 to 26 March 2026, 2 of them cancelled. Plumbing is the largest trade, with 13 jobs. 25 of 58 requests (43%) came in before 8 am, after 6 pm or on a weekend. The 49 closed jobs were open a median of 2.8 days, the slowest 40.9 days. 9 jobs are still open, 6 of them for more than 14 days, the oldest 69 days. 10 jobs were a second or later visit to the same unit for the same trade within 30 days, across 7 units.

## Questions

### Does my file get uploaded?

No. The page reads the file in your browser, and nothing is sent or stored. Only a summary you choose to send in the form reaches us, and it carries totals, never rows or unit names.

### Which exports work?

Any CSV export with a created date. Yardi, AppFolio, Buildium, Rentvine and most other systems export work orders as CSV, and a spreadsheet saved as CSV works too. Files separated by semicolons or tabs are read as well.

### My export is an Excel file. What now?

Open it in Excel or Google Sheets, save or download it as CSV, then choose the CSV.

### Why does part of the review say not in your file?

Each part needs a column. Days open needs the created and the closed date, and repeat visits need the unit. Choose the column under Check the columns, or leave it if your export does not carry it.

### Does it cost anything?

No. The review is free, and you are under no obligation to send us a job after it.

### Is this a sales pitch dressed up as a report?

It is a read of your own tickets, worked out in your browser, not a guarantee of what Roundhouse would have done differently. What you do with it, including nothing, is your call.
