# Stop being the repair line for your rentals

Your tenant reaches us at any hour. You approve the price, our licensed trades do the repair, and you get photos, a report and one invoice.

## Every repair, one number to give your tenant

Today a leak means finding a plumber, a dead fridge means finding someone else, and your tenant calls you for both. Give them one number instead.

- **We answer your tenant.** Text, phone or web at any hour, emergencies first, with simple fixes like a tripped breaker walked through on the spot.
- **We book the visit.** A time agreed with the tenant, and written notice given in your name.
- **Our trades do the repair.** Plumbing, appliances, heating, electrical, pest control and the rest, one vendor for all of it.
- **You get the proof.** Timed before and after photos, a [work order report](https://roundhousegroup.ca/work-order-reports/) and one invoice.

Gas by TSSA registered contractors, pest control by licensed exterminators. We only use ECRA/ESA-Licensed Electrical Contractors.

## The law puts the repair on you, and the record protects you

The Residential Tenancies Act makes you responsible for keeping the rental in a good state of repair (section 20). Entry for a repair needs 24 hours written notice (section 27), consent at the time, or an emergency (section 26). We book every visit to those rules.

If a repair complaint ever reaches the Landlord and Tenant Board, a dated record with photos shows what you did and when.

## You see the price before anything starts

A service call is $150 plus HST, credited to the job when the work goes ahead with us. Anything more is quoted in writing from site the moment the visit ends, and nothing starts until you say yes. Send us a written quote for the same scope from a licensed, insured contractor and we match it.

## Between tenants, the unit is ready on time

- **Move out inspection.** Every room photographed, so damage is on the record before the clean.
- **Repairs in order.** Repairs first, then paint, then the clean, booked back from the move in date.
- **Ready for the next tenant.** Each unit closes with photos of every room: see [rental turnovers](https://roundhousegroup.ca/services/turnovers/).

## Questions

### Do I need a property manager to use Roundhouse?

No. Roundhouse takes work from landlords directly, from one basement suite up. If a manager runs your building and uses us, see [for owners](https://roundhousegroup.ca/owners/).

### Will you deal with my tenant?

Yes, for repairs. Your tenant reaches us directly, and we book the visit and give the notice in your name. Rent, the lease and everything else about the tenancy stay with you.

### How do I pay?

Due on receipt. Financing may be available on larger jobs, subject to approval. Ask about financing when you get the quote.

### What if my tenant caused the damage?

The job record shows what was found and the cause, with timed photos. That is what you need if you ask the tenant to pay.

### What counts as an emergency?

Plumbing, electrical, major appliance and heating or cooling failures, lockouts, and a door that will not lock. These are answered 24 hours a day, 7 days a week, by phone and text. This website is not an emergency line.

### Can you look after a vacant unit between tenants?

Yes. Move out inspection, repairs, paint and the final clean in order, and winter checks while it sits empty.
