## Your board wants proof, not a stack of invoices

With a trade for every job, each invoice arrives in its own format, few come with photos, and your manager rebuilds the story before every board meeting. With Roundhouse, the manager and the board see every request, quote, photo and invoice on one building tracking portal, by unit.

## Who maintains what comes from your declaration

Under the Condominium Act, 1998, the corporation maintains the common elements (section 90) and repairs after damage (section 89). The declaration can move some of that to owners (section 91), so our intake works from your declaration, not a general rule.

## Common elements and suites, one vendor

- **Plumbing and drains.** Including [leaks between units](https://roundhousegroup.ca/services/plumbing/leaks-between-units/), traced to the source with both units on one record.
- **Heating and cooling.** Gas work by TSSA registered contractors, logged by component.
- **Building envelope.** Roofing, waterproofing, exterior and grounds.
- **Suites and common areas.** Painting, cleaning, inspections, appliances, and pest control by licensed exterminators.

We only use ECRA/ESA-Licensed Electrical Contractors. Plumbing, electrical, major appliance and heating or cooling failures, lockouts, and a door that will not lock. These are answered 24/7 by phone and text; this website is not an emergency line.

## Record the facts behind a possible chargeback

When the corporation considers charging a cost to a unit, the record shows the unit, the cause, the approved scope and the cost. Your licensed manager and counsel decide whether the declaration supports the charge, under section 105 for damage the unit caused, with section 92(4) for work the owner failed to do. Under section 97(1), repair or maintenance work the corporation does, using materials as reasonably close in quality to the original as current construction standards allow, is deemed not to be an addition, alteration or improvement. So each quote describes the work plainly enough for your manager to see which side of that line it sits on.

## A log the reserve fund study can use

A maintenance log by component, with dates and photos, gives the next reserve fund study (O. Reg. 48/01, section 31) something to work from. First year deficiencies go back to the builder, and we close them for builders too.

## We work through your licensed manager

Condo managers must be licensed (Condominium Management Services Act, 2015, section 34). Roundhouse is not one. We quote to your board's procurement process, send insurance certificates on request, and carry a written [warranty by work type](https://roundhousegroup.ca/warranty/).

## Questions

### Do you work through our property manager?

Yes. Owners and residents report to us, your licensed manager approves the quote, and the board gets each job's record with photos and the cost.

### Can you do work inside a unit and bill the owner?

Roundhouse bills the corporation. The job record shows the unit, the cause and the cost, which is what the corporation needs to add a charge to that owner's common expenses, under section 105 for damage the unit caused or section 92(4) for work the owner failed to do.

### Are you a condo management company?

No. Roundhouse does not provide condominium management services. It does not collect common expenses or sign contracts for the corporation. It does the maintenance your manager and board approve.

### What does it cost to get someone out?

A service call is $150 plus HST, credited to the job when the work goes ahead with us. The price of the work is agreed in writing before it starts.

### Where do you work?
