# What a free building check sends back

Here is what the free building check sends back, shown on an invented building. We walk the common areas and up to five units, then send a photo report and a priced list within 48 hours of the walk.

## How to book

Send the form below with Free building check chosen. Tell us where the building is, roughly how many units it has and anything that worries you. A person replies to agree a time.

Entry to a unit needs 24 hours written notice to the resident under section 27 of the Residential Tenancies Act, so the time is set with you first. We serve the notice in your name, or your team serves it, whichever suits your workflow. ## Method

We walk the common areas first: entrances, halls and stairs, exits, laundry, the boiler room and the outside walls. Then up to five units you choose. Each finding gets one priority:

- **Now.** A safety risk or damage happening today: a leak, a dead smoke alarm, an exit light out.
- **Soon.** Wear that gets worse or costs more if it waits: a fan that has stopped, a door that does not latch.
- **Plan.** Work to budget for: paint, flooring, a part near the end of its life.

Every finding carries what we saw and its photos, each with its time. The priced list carries the work for each one. Licensed work goes to licensed trades. We only use ECRA/ESA-Licensed Electrical Contractors. Gas work goes to TSSA registered contractors, and pest control to licensed exterminators.

## Worked example

One line from the sample. In unit 2 the slip joint on the kitchen sink trap had cracked, and water was dripping onto the cabinet floor. It is marked Now, with two timed photos, and the priced list carries the work: replace the trap and its washers, dry the cabinet and check for leaks. In your report that line has a price. Approve it and it is booked as a normal job. Leave it, and nothing happens.

## Questions

### What does the building check cost?

Nothing. It is free, one per building with 10 units or more, and you are under no obligation to book any work after it.

### Who picks the five units?

You do. Pick the units you worry about, such as the ones with repeat calls, the oldest finishes or a turnover coming up.

### Why does the sample show no prices?

We do not publish a price list. Your report prices each line for your building, before HST, and nothing is charged unless you approve the work.

### Do we have to use Roundhouse for the work?

No. You decide what, if anything, gets fixed. Work goes ahead with us only on your approval, and it is billed as a normal job.

### Is this a Fire Code or building condition inspection?

No. A visual check of what we can see and test on the day. It is not a Fire Code inspection, an engineering or building condition assessment, or a guarantee that nothing else is wrong. Smoke and carbon monoxide alarms are tested with their own test feature, and the landlord stays responsible for them under the Fire Code.

### Is the sample a real building?

No. The building, the units and the findings are invented to show what a report carries. Your report covers your building and nothing else.

### Who gives the residents notice of entry?

Whoever suits your workflow. We serve the 24 hours written notice in your name, or your team serves it and tells us the window.

### How soon does the report come?

Within 48 hours of the walk, with the photos, a priority on every finding and the priced list.
