# Track every warranty item against its Tarion repair period

Homeowners send deficiency and warranty items to us. We book the work, track each item against your dates and return photos and sign off.

## Your site trades have moved on, and the homeowner is still calling

The framer is on the next project and the painter will not come back for one touch up. Meanwhile the homeowner calls about the door that sticks, and the form date keeps counting. Roundhouse takes those calls and closes the items.

## Every item runs against the Tarion clock

A warranty form starts a 120 day repair period. An item Tarion finds warranted at conciliation gets a final 30 days, and a chargeable conciliation stays on your record for 10 years. Each item is tracked against your dates, so nothing reaches conciliation because it was forgotten.

## What we take off your list

- **Warranty form items.** Initial, Mid-Year, Year-End and Second-Year Form items (the 30-Day Form for homes with a warranty start before May 1, 2024), logged one by one with photos.
- **PDI deficiencies.** Closed before or soon after possession, while they are still off the warranty forms.
- **Finishing and service calls.** Touch up paint, caulking, drywall, doors and hardware, appliance, plumbing and heating calls, with gas work by TSSA registered contractors.
- **Final and turnover cleans.** [Cleaning](https://roundhousegroup.ca/services/cleaning/) before possession or between residents in a new rental.

We only use ECRA/ESA-Licensed Electrical Contractors.

## How a visit runs

1. **The homeowner reports.** By text, phone or web, with photos, and urgent items go first.
2. **We book in business hours.** At a time agreed in advance, which is Tarion's standard.
3. **Our trade closes the item.** Before and after photos, and the homeowner signs off.
4. **You get the record.** Each item closed on its own record, and one invoice per batch.

## The warranty stays yours

Only a licensed builder may build a new home (New Home Construction Licensing Act, 2017, section 37). Roundhouse is your service contractor, never the builder, and our own [workmanship warranty](https://roundhousegroup.ca/warranty/) sits under your obligations.

### Do you deal with the homeowner directly?

Yes. Homeowners report items to us, and we book and arrange access in your name, on your instructions. You hear from us about the result.

### Can you work to our Tarion deadlines?

Give us the form date and the items. Each item is tracked against your 120 day repair period on the job record, so you can see what is open and how many days are left.

### Do you handle PDI deficiencies?

Yes. An item on the PDI Form is not a warranty claim until it goes on a warranty form, so closing it before possession or early in the first year keeps it off the Initial Form.

### Are you a licensed builder?

No, and we do not act as one. The warranty is yours. We do the service work for you.

### Who does electrical and gas items?

Gas items go to TSSA registered contractors. We only use ECRA/ESA-Licensed Electrical Contractors.

### What warranty do you give on the repair?

Our own workmanship warranty by work type, from 60 days on general repairs to 2 years on roofing, exterior and structural work. It sits under your Tarion obligations, not in place of them.
